Manufactured homes in Texas are regulated by the Texas Department of Housing and Community Affairs.

Texas Manufactured Housing Bond:




To be licensed as a manufacturer in Texas, depending on the license, a surety bond is required.

The obligee, that is, the entity requiring the bond as a prerequisite for licensing, is the Manufactured Housing Division of the Texas Department of Housing and Community Affairs.




Texas Manufactured Housing Bond and Amounts:




The Texas manufactured housing bond is required of those engaged in certain aspects of the housing manufacturing profession in the following amounts:

Brokers are required to obtain a $50,000 surety bond;

Installers are required to obtain a $25,000 surety bond;

Manufacturers are required to obtain at least a $100,000 surety bond.

Manufacturers who do not have a manufacturing plant or services facilities in Texas are required to maintain an additional $100,000 surety bond as required by the Department.




Texas Manufactured Housing Bonds: Purpose




For all classes of licensing –

  • brokers;
  • installers;


  • manufacturers;

the Texas manufactured housing bond is required to protect others, from acts of theft, fraud, and criminal malfeasance committed by a licensee or their employees in the course of their duties.

In cases where a Texas manufacturer is required to post a $200,000 Texas manufactured housing bond, the additional $100,000 bond is required to ensure that any repairs are made in a timely manner since the facilities are outside Texas.




Texas Housing Bond: Premium




The premium, that is, the amount you will pay for the bond, will be determined by two criteria.

  1. The amount of the bond required;
  2. Your credit score.

Applicants with lower credit scores, however, should not worry.
